Rent 3 bedroom apartment of 52 m² in Düsseldorf

English: Since I'm going abroad for a while, I'm offering my apartment in Düsseldorf Unterbilk for subletting for around 6 months. An option to extend is possible, and perhaps an earlier move-in. The minimum rental period is 4 months.
The approx. 50m2 apartment is located on Gladbacher Straße, 200m from the Bilker Church and is therefore ideally connected to the public transport network.
The apartment is fully furnished and has everything you need to live. A washer-dryer is integrated into the kitchen, but there is also a laundry room.
The apartment is a typical old building with high ceilings and a balcony.
The monthly costs include everything, internet, electricity, water and heating. TV in the living room and bedroom. In the bedroom there is a height-adjustable desk with a 34" monitor. The box spring bed is getting a new topper.
I also have a long-term parking space for an additional €120 a month, but that would be optional.

German: Da ich für einige Zeit ins Ausland gehe, biete ich hier meine Wohnung für etwa 6 Monate zur Untermiete in Düsseldorf Unterbilk an. Eine Option auf Verlängerung ist möglich, evtl. auch ein früherer Einzug. Mindestmietzeit sind 4 Monate.
Die ca. 50m2 Wohnung ist auf der Gladbacher Straße, 200m von der Bilker Kirche gelegen und damit ideal an das öffentliche Verkehrsnetz angeschlossen.
Die Wohnung ist voll möbliert und hat alles was es zum Leben braucht. Eine Waschtrockner ist in der Küche integriert, es gibt aber auch einen Waschkeller.
Die Wohnung ist ein typischer Altbau mit hohen Decken und ein Balkon ist vorhanden.
In den monatlichen Kosten ist alles enthalten, Internet, Strom, Wasser und Heizung. TV im Wohn- und Schlafzimmer. Im Schlafzimmer ist ein höhenverstellbarer Schreibtisch mit 34“ Monitor. Das Boxspingbett bekommt einen neuen Topper.
Ich habe auch einen Dauerparkplatz für zusätzlich 120€ im Monat, das wäre dann aber optional.
